Project Manager Real Estate Development

Duties
·         Guides stakeholders, team leads and team members to successfully execute work within the project portfolio.
·         Develops project metrics and facilitates the collection of status reports from project team and stakeholders, ensuring data is correctly documented, tracked and reported on an ongoing basis.
·         Facilitates the resolution of issues and conflicts that may arise during the project life cycle.  Reviews project plans and validates against all other plans to proactively identify potential conflicts.
·         Works with project team and stakeholders in the maintenance of project folders/workbooks. Works with project team in developing the schedule to include relevant WBS (Work Breakdown Structure) and detail tasks, milestones and deliverables.
·         Works with the Asset Manager to understand current state of project portfolio and facilitate project prioritization and planning moving forward.
·         Champions long-range view of strategic impact on functional users and defends case for change and budget to meet requirements.
·         Facilitates resources, budget, timing, scope and deliverables for all projects.
·         Negotiate and draft letters of intent (LOI) for purchase with sellers
·         Manage design process to ensure compliance/waiver/approval by City, State and Federal approval, financing sustainability, and design standards
·         Review legal documents for structuring, risk management, and tax issues
·         Facilitate community and public agency support and approvals of master plan changes as will be required to adjust to the market, including zoning, permitting, and financing requirements
·         Analyze funding and development legislation, regulations, policies, and market, environments to determine applicability to projects and compatibility with other programs
·         BUSINESS DEVELOPMENT
o    Responsible for successful coordination, completion and submittal of all Requests for Proposals.
o    Prepare request for proposals including, but not limited to:
o    Coordinate with all team members and review submission for accuracy and completeness.
o    Prepare RFP template.
o    Write, edit and revise all documents as needed.
o    Deliver to appropriate agency.
o    Review all of Principal’s work for accuracy and completeness.
·         PROJECT DEVELOPMENT
o    Assist and Prepare Development Plans including, but not limited to:
o    Preparation of Project Schedule,
o    Preparation of Project Proforma,
o    Preparation of Project Description,
o    Preparation of Market Analysis,
o    Preparation of Construction Budgets,
o    Manage and provide research and documentation in the delivery of project development plans.
o    Perform site visits.
o    Perform development feasibility studies, including taking photographs, creating written project documents, producing proformas and analyzing sites for potential development opportunities.
o    Review all of Principal’s work for accuracy and completeness.
·         REAL ESTATE ADVISORY SERVICES
o    Prepare research, client work product, project plans, project guidelines, community benefit plans, project-based analyses in excel or word formats.
o    Responsible for analyzing and synthesizing data related to project studies.
o    Responsible for successful coordination, completion and submission of financing applications.
o    Review all of Principal’s work for accuracy and completeness.
·         PROJECT IMPLEMENTATION
o    Deliver project, development and construction management services to the Company’s clients, this includes but is not limited to:
o    Attending project meetings,
o    Obtaining Building Permits and other entitlements,
o    Performing building walk-thrus,
o    Preparation of project underwriting binders,
o    Perform design management,
o    Provide construction management oversight during construction process,
o    Assist in the project-based accounting process – including preparing project draws.
o    Review all of Principal’s work for accuracy and completeness.

 

 

 

 

Qualifications

 

EDUCATION:

  • Bachelor’s degree or higher
  • Background in Construction, Engineering, Architecture, or related field
  • Running project financial models
  • Knowledgeable in all facets of the development process, including permitting, contractor selection and construction implementation, establishing project budgets, and financial analysis
  • Proven track record securing and closing financing for affordable housing and public infrastructure development in the role of owner/developer

 

EXPERIENCE:

  • 0-2 years’ experience as project or program manager
  • Demonstrated experience in one or more phases of the Strategy Development Cycle (i.e., Strategy Map, SWOT, Setting Strategic Objectives by Balance Scorecard Perspectives,)
  • Demonstrated ability to communicate, influence and negotiate decisions while motivating staff
  • Demonstrated ability to create and implement given strategic direction
  • Demonstrated ability to work in a team environment

 

KNOWLEDGE, SKILLS AND ABILITIES:

  • Proficiency in MS Office Word, Excel, Outlook, PowerPoint and MS Project
  • Demonstrated knowledge of business and long-term focus
  • Ability to make recommendations regarding complex, strategic decisions
  • Demonstrated knowledge of planning principles
  • Advanced professional or theoretical knowledge and functional concepts, practices and procedures of a particular field of specialization in the execution of assigned duties and responsibilities
  • Intermediate understanding of budgetary concepts and procedures
  • Advanced ability to delegate projects and get work done through others
  • Ability to prepare and present ideas and recommendations to colleagues, manager and direct reports with sufficient notice and preparation
